POLICIES
|
Advanced Rental Payment:
The amount specified as the advance payment sum (deposit) set forth herein, which
includes one-half (1/2) of the gross rental rate, or the full amount due if less
than forty five (45) days before date of arrival. This signed lease, must be returned to Wildernest Inn within ten
(10) days after the same has been forwarded to you or the reservation may be cancelled without notice unless
prior arrangements have been made.
Balance Due:
The balance due, including lodging taxes, pet fee(s) and security/damage deposit must
be received by Widernest Inn forty five (45) days prior to arrival and may be paid by personal check, money order,
cashier’s check or credit card. A $50.00 handling fee will be charged for all returned checks. For reservations made
less than forty five (45) from check in, all funds or balance, as shown must be paid. All reservations must be paid
in full prior to check in.
Rental Agreement & Liability Waiver and Indemnity:
The Rental Agreement, the Liability Waiver and Indemnity, and Pet Policy (of applicable) documents must be signed
prior to check in.
Occupant List:
The “Renter” shall complete a list of all “occupants” who will be staying at the house
during the period noted in the Rental Agreement as part of the Liability Waiver and Indemnity.
Policies, Guidelines, Rules, Regulation, and Cautions:
The “Renter” agrees to abide by all the Policies, Guidelines, Rules, Regulation and
Cautions including the NON-SMOKING PROVISION. It is the “Tenant’s” responsibility to ensure the that all the occupants
are familiar with and abide by the Policies, Guidelines, Rules, Regulations and Cautions during the entire rental
period.
Check-In/Check-Out:
The “Renter” will be required to stop at the Wildernest Inn to sign the Rental Agreement,
Liability Waiver and Indemnity, and Pet Policy (if applicable) and pickup the keys for the house and gate(s). Please keep all entry gates closed and
locked at all times and if leaving the house for any “extended time”, please lock the doors. A member of the Wildernest
Inn Management Team will escort you to the rental property. Please return all
keys issued to the Wildernest Inn when you check out. The “Renter” will be responsible for returning all keys or a fee
of $50 will be charged. Check-in time is after 3:00 pm. Check-out time is 11:00 am.
Cancellations in October and Holiday Bookings:
Cancellations of 72 hours or less notice prior to the reservation date will incur a charge
of the full stay. Cancellations of less than 45 days notice will incur a charge of 50% of the full stay. If a
“rebooking” of an equal or greater stay occurs, then LTD Vacation Property Group, LLC, may waive the above charge.
Cancellations on other Reservation Dates:
Cancellations of 24 hours or less prior to the reservation date will incur a charge of the
full stay. Cancellations of less than 45 days notice will incur a charge of 50% of the full stay. If a “rebooking” of an
equal or greater stay occurs, then LTD Vacation Property Group,
LLC, may waive the above charge.
Appliance Malfunction:
The vacation homes are inspected prior to your arrival to ensure all equipment is in good
working order. The advertised amenities are subject to change without notice. In the event of a mechanical failure or a
damaged or missing amenity, we will attempt to repair, replace or correct all reported malfunctions as promptly as
possible. The “Renter” must report the malfunction or damage to the Wildernest Inn. Neither Wildernest Inn nor LTD
Vacation Property Group, LLC, will be obligated to provide replacements or refunds in the event of failures or absence
of any item.
Early Departures:
No Refunds will be given due to early departures. This includes but is not limited to
departures due to inclement weather. You are responsible for the entire booking once your reservation has been made.
Pet Policy:
A maximum of two (2) dogs are permitted on the property during the rental period with
prior permission from Wildernest Inn. All dogs must be more then one (1) year old, “house broken”, properly vaccinated
and of a “friendly temperament” when in contact with people other than their owner(s). The “Renter” shall be wholly
responsible for any damage caused by the dog(s) including the removal of animal waste in the immediate vicinity if the
house. A copy of the complete policy will be provided at check-in.
Financial Responsibility:
The “Renter” assumes ALL responsibility for damages, excessive cleaning charges or any
missing items. Please read the Departure Instructions. If the procedures are not followed, an excessive cleaning fee of
$100.00 may be charged.
Faxed Copies:
It is acknowledged and agreed that a signed fax copy of the required documents may be used
as the originals.
Telephone:
Cell phone reception is not reliable in the vicinity of Mt. Lake Retreat. A telephone is
provided to call for emergency services (police, fire & ambulance) should the need arise. Local and incoming service is
available without charges. However long distance service is not available and collect or credit card calls are the only
means to make a long distance call. Local dial up service for computers may be available in this area.
Departure Instructions:
Prior to departing the house, please place all garbage in plastic bags and place the bags
inside the trash containers provided. Remove all soiled bed linens and towels and place them in the laundry room. Return
all furniture and amenities to the positions they were in on your arrival. This includes cleaning any dirty dishes and
silverware and removing all open containers from the refrigerator. Clean up all pet waste, in the immediate vicinity of
the house. Lock all doors and windows, turn off all lights and televisions adjust heat to 65 degrees and air
conditioning to 75 degrees. Return keys to the Wildernest Inn after locking entry gate.
Property Condition:
"Renter" shall return property in the same condition as received, except for “normal wear
and tear”. LTD Vacation Property Group, LLC., shall have the house inspected and shall notify the “Renter” within ten
(10) business days if LTD Vacation Property Group, LLC., intends to impose a claim on the deposit. |
